Mortgage payment calculator
How to use it
Enter the mortgage amount (the price less your down payment), an interest rate, the amortization and the term. Then pick a payment frequency. Accelerated biweekly means half a monthly payment every two weeks, which works out to one extra monthly payment a year and takes years off the mortgage.

Canadian fixed-rate mortgages compound semi-annually, and the calculator does the same, so the payment matches what a lender would quote. The payment is only part of the monthly cost: property tax, heating, home insurance and any strata fees sit on top, and lenders count some of those when they decide what you qualify for. If you want to know what a lender would actually approve, that is a pre-approval, not a calculator, and I can arrange one quickly.
